- Watsons Residential provide services to landlords helping them manage their properties to a high standard
Letting residential property is now recognised as a permanent feature of the property market. The Edwin Watson Partnership have offered a letting and
management service to landlords and absent homeowners for many years. This is a service we are committed to expanding and improving.
Whether you are a professional landlord or a home owner considering a temporary letting, your income can be increased and the risk of problems reduced by first class professional letting and management.
Watsons lettings are handled from our central Norwich office at 1 Bank Plain by the dedicated letting team, and all our branch offices.
Notice to landlords
Successful residential investment requires a commitment on the part of landlords to provide reasonable accommodation, to maintain it properly and to deal with tenants fairly. This is the only basis on which the Edwin Watson Partnership can make your property work for you.
Individual Properties
The Watsons Standard Residential Letting and Management Package includes:
• Advice on the statutory obligations of landlords.
• Advice on rental value and marketing.
• Preparation of letting particulars and appropriate publicity.
• Handling enquiries from prospective tenants and arranging viewing.
• Obtaining references on applicants and preparing and completing tenancy agreements.
• Preparing, where requested by the landlord, an initial inventory and schedule of condition.
• Collecting a dilapidations deposit and collecting and passing to the client the rent due.
Regular inspections of the property as agreed with the landlord and arranging essential repairs.
• Attending to routine management enquiries from the tenant.
Lettings Only Service
Some property owners prefer to deal with day-to-day management themselves. For these clients we will find a tenant, take up references, prepare the initial tenancy agreement and collect the agreed dilapidations deposit and the first rental payment.
Managed Lettings Protection Policy
Even the best tenant may be rendered unable to pay rent due to redundancy, marital breakdown or illness. Other tenants may simply default.
Without a rental protection service, landlords may suffer loss of rental income and be liable for legal costs when a Tenancy Agreement is breached or possession becomes necessary.
By arrangement with a reputable Insurance Company, Watsons are able to offer their management clients an inexpensive insurance policy which covers certain loss of possible rent arrears and contributing towards legal expenses relating to proceedings against defaulting tenants.
