Watsons lettings are handled from our central Norwich office at 1 Bank Plain by the dedicated letting team, and all our branch offices.

Successful residential investment requires a commitment on the part of landlords to provide reasonable accommodation, to maintain it properly and to deal with tenants fairly. This is the only basis on which Watsons can make your property work for you.



Individual Properties
  • The Watsons Standard Residential Letting and Management Package includes:
  • Advice on the statutory obligations of landlords.
  • Advice on rental value and marketing.
  • Preparation of letting particulars and appropriate publicity.
  • Handling enquiries from prospective tenants and arranging viewings.
  • Obtaining references on applicants and preparing and completing tenancy agreements.
  • Preparing an inventory and schedule of condition.
  • Collecting a dilapidations deposit and collecting and passing to the client the rent due.
  • Regular inspections of the property as agreed with the landlord and arranging essential repairs.
  • Attending to routine management enquiries from the tenant.

 



Lettings Only Service

Some property owners prefer to deal with day-to-day management themselves. For these clients we will find a tenant, take up references, prepare the initial tenancy agreement and collect the agreed dilapidations deposit and the first rental payment.
